Home Renovation 101: Dos, Don’ts, and Managing Expectations

Whether you’re updating a single room or tackling a whole-house makeover, a home renovation is an exciting opportunity to make your space work better for your lifestyle. But before the demo begins, it’s important to remember that successful renovations take more than inspiration photos and a shopping list. They require planning, patience, vetting, and a healthy dose of flexibility. Here are some dos and don’ts to help keep your project (and stress levels) manageable.

DO: Start With a Realistic Budget

One of the biggest mistakes homeowners make is underestimating the true cost of a renovation. Beyond materials and labor, be sure to account for permits, design fees, temporary living expenses (if needed), and unexpected repairs that may be uncovered once work begins.

A good rule of thumb is to set aside an additional 10-20% of your budget as a contingency fund. Older homes, in particular, can reveal hidden surprises like outdated electrical wiring, plumbing issues, or structural repairs once walls are opened.

DON'T: Assume Everything Will Go Exactly According to Schedule

Even the best-planned projects can experience delays. Weather, shipping issues, backordered materials, permit approvals, and contractor schedules can all impact your timeline.

Rather than planning around an exact completion date, build some flexibility into your expectations. A little extra time in the schedule can help reduce frustration if unexpected delays arise.

DO: PRIORITIZE PROJECTS THAT ADD LONG-TERM VALUE

Not every renovation has to focus on resale value, but it’s worth considering how improvements may benefit your home’s future marketability.

Some projects that typically provide strong returns include:

  • Kitchen updates
  • Bathroom remodels
  • Fresh interior paint
  • New flooring
  • Energy-efficient windows and doors
  • Improved curb appeal through landscaping and exterior maintenance

Even if you’re not planning to sell anytime soon, these improvements can increase both your enjoyment of the home and its overall value.

DON'T: FOLLOW EVERY TREND

Design trends come and go quickly. While it’s fun to incorporate current styles, avoid making expensive, permanent decisions based solely on what’s popular today.

Instead, choose timeless finishes for larger investments like cabinetry, countertops, flooring, and tile. If you want to experiment with trends, use easily changeable elements like paint colors, lighting, décor, or hardware.

DO: Hire Qualified Professionals

DIY projects can save money for cosmetic updates, but major renovations often require licensed professionals.

Electrical work, plumbing, roofing, HVAC systems, and structural changes should be handled by experienced contractors to ensure the work is completed safely and meets local building codes.

Before hiring anyone:

  • Check references and reviews.
  • Verify licensing and insurance.
  • Request a detailed written estimate.
  • Understand the project timeline before work begins.

DON'T: SKIP THE PLANNING PHASE

Changing plans halfway through a project can become expensive very quickly. Before construction starts, try to finalize:

  • Your layout
  • Material selections
  • Paint colors
  • Fixtures
  • Appliances
  • Lighting
  • Budget

The more decisions that are made upfront, the fewer costly change orders you’ll face later.

DO: Prepare for Some Disruption

Living through a renovation isn’t glamorous. Expect noise, dust, deliveries, and areas of your home to be unusable.

If you’re remodeling a kitchen or bathroom, consider setting up temporary alternatives ahead of time. Protect valuables, create clear pathways for workers, and communicate with your contractor about daily schedules so you know what to expect.

DON'T: Forget About Permits

Some renovations require permits before work can begin. Projects involving electrical, plumbing, structural modifications, additions, or major mechanical systems may require local approval.

Skipping permits may save time initially, but it can create serious issues when it’s time to sell your home or file an insurance claim. When in doubt, ask your contractor or local building department what permits are required.

DO: Think Beyond Today

As you renovate, consider how your needs may change over the next several years. Would additional storage make life easier? Is a first floor bedroom or bathroom something you’ll appreciate later? Could energy-efficient upgrades reduce future utility costs?

Thinking long-term can help you make renovation decisions that continue paying off well into the future.

Managing Expectations: Progress Isn't Always Pretty

Renovating is messy. Your home is going to look much worse before it comes together looking better than before. Open communication with your contractor, flexibility when challenges arise, and realistic expectations can make the experience far less stressful. 

Home renovations are a major commitment that can be incredibly rewarding with the proper planning. Keep your eyes on the prize, hire trusted professionals, and expect the unexpected. It will be worth it once you have an end result that you can enjoy for years to come!
